Landlords

Choice Properties provides letting services based on our experience, skills and expertise.

People from all walks of life are looking to become involved in the rental market whether Investors, Companies, people who need to relocate with their work or homeowners who are having difficulty in selling their own properties.

As a result, Landlords have come to expect extensive knowledge and expertise from the Agency they choose to act in their interests.

WHERE TO START?

FIND AN AGENT

Choice Properties have good local knowledge and network of Landlords with whom we have done business with over the years. We are caring and understanding and pride ourselves on helping both Landlord and Tenant to ensure a smooth and stress free letting.

Having chosen your agent, you will be required to prepare your property for rental, below we list a few guidelines to assist you:

The rental market as with any other is competitive therefore, in order to obtain the best possible Tenants; you must present your property in the most effective way.

Interior walls should be neutral colours and carpets plain
Fabrics and Furnishings (if any) should be able to withstand reasonable wear and tear and be of suitable quality
Animal odours should be eliminated
The front door should be clean and the Entrance Hall clear of any obstructions as first impressions are important
The entire property should be clean and well-aired and the garden tidy.
If the weather is cold, heating should be turned on and, in warmer conditions, windows opened
For any other advice contact your Agent

OTHER IMPORTANT CONSIDERATIONS FOR LANDLORDS BEFORE LETTING

Written consent must be obtained from your Mortgage Provider/Freeholder (if property is leasehold).
Your Insurance Company must be notified that the property is to be rented out and appropriate insurance obtained for a tenanted property.
Mail should be redirected with the Post Office.
Further copies of keys will need to be provided, at least two if you have Management Agents acting for you.
Utilities such as gas/electricity/water/telephone will have to be transferred to the successful Tenant.
An Inventory and Schedule of Condition should be drawn up.

N.B. Choice Properties will help with finding a new tenant and will consider their duty until key handover. Should a tenant default on their lease during this time, the contact solely is with landlord and tenant. A landlord is  able to seek recompense through the Petty Debts Court or other legal means. Choice Properties accepts no responsibility in this regard on behalf of the tenant.

It is important to price your rent fairly but realistically in order to attract the most suitable Tenant.

Your rental property will be advertised in the local press and publications as well as displayed in our offices and feature on our website and other sites such as Jersey Evening Post, Places.je and Bailiwick Express to ensure maximum exposure. We also contact any listed prospective Tenants, local companies and relocation agents.

FULL CREDIT CHECKING

Credit checks are carried out on all prospective Tenants, we will discuss any findings with you.

REFERENCES

These can be obtained through us and can include references from the Tenant’s employer and previous Landlord.

DRAFTING OF TENANCY AGREEMENT/LEASES

We at Choice Properties can prepare and supply you with lease documentation and give practical general advice.
You are welcome to use your own lease should you wish.

DAMAGE DEPOSITS

This is usually equivalent to one month’s rent and is taken from the Tenant to the Landlord.  The Landlord then has to lodge the deposit with MyDeposits Jersey, more information on this can be found HERE. At the end of the tenancy it will be the Landlord’s responsibility to re-inspect the property and return the deposit as appropriate.
